dc.descriptionEl presente documento muestra un estudio basado en una investigación y tipificación de precios para construcciones en Material tipo Guadua más comunes en el Área Metropolitana de Pereira, la zona de estudio al estar subdividida en tres regiones geográficas como lo son Urbana, Rural y Suburbana, presenta una gran influencia en sus características constructivas esto se debe a sus presupuestos, tipificación y análisis de precios de cada una de las viviendas específicamente en guadua, al estar asociados directa e indirectamente a la ubicación espacial según su condición natural, para el caso en particular se tomó cinco puntos de estudio los cuales se sometieron a varios análisis como son: Tipología, Costos, Análisis de Precios Unitarios, tipos estructuras, tipo de suelo y riesgos, por lo cual el ejercicio permite establecer costos de establecimiento para Vivienda Tipo Guadua, aportando un marco de referencia en cuanto a materiales, estructuras y análisis de precios unitarios para estas viviendas, lo que permite conocer el valor unitario de construir estos tipos de viviendas en material en guadua y que por lo general el avaluador, reconocedor y entidades privadas y públicas desconoce. De esta forma se pretende aclarar el desconocimiento existente de estos tipos de construcción y brindar elementos primordiales para la construcción de las diferentes tipologías encontradas en el estudio.
dc.descriptionThis document shows a study based on an investigation and typification of prices for constructions in the most common Guadua type Material in the Metropolitan Area of Pereira, the study area, being subdivided into three geographical regions such as Urban, Rural and Suburban, presents a great influence on its construction characteristics, this is due to its budgets, typification and price analysis of each of the houses specifically in guadua, being directly and indirectly associated with the spatial location according to its natural condition, for the particular case I take five points of study which were subjected to various analyzes such as: Typology, Costs, Unit Price Analysis, types of structures, type of soil and risks, for which the exercise allows establishing establishment costs for Guadua Type Housing, providing a frame of reference in terms of materials, structures and unit price analysis for these dwellings, which allows knowing the unit value of building these types of dwellings in guadua material and that is generally unknown to the appraiser, assessor and private and public entities. In this way, it is intended to clarify the existing ignorance of these types of construction and provide essential elements for the construction of the different typologies found in the study.
