dc.descriptionEl presente trabajo busca analizar, la variación de los precios del suelo, en la vereda Guaduales ubicada en municipio de Mocoa-Putumayo, a razón de dos eventos, primero la construcción de la 5 etapa del proyecto vial, variante Mocoa-San Francisco y segundo la avenida torrencial ocurrida durante la noche del 31 de Marzo al 1 de abril de 2017. El análisis que se llevara a cabo en el presente trabajo tendrá por lo tanto dos momentos, en un primer momento se analizara el tipo de valorización que tenían los predios antes de que ocurriera el desastre ambiental, teniendo en cuenta los intercambios comerciales que se han representativos de un precio de mercado a la vez que la influencia en el aumento o disminución de los predios debida a la construcción del proyecto vial; en un segundo momento se analizara la valorización de los predios luego de ocurrido el desastre ambiental y se determinara como este afecto la valorización de los predios y si debido al mismo se anuló la existencia de un mercado efectivo de bienes, para esto se propone analizar la variación del valor comercial de los predios en mención a partir del desarrolló una metodología de carácter exploratorio, debido a la poca información que se tiene sobre, los antecedentes en avenidas fluvio torrenciales.
dc.descriptionThis paper seeks to analyze the variation of land prices in the village of Guaduales located in the municipality of Mocoa-Putumayo, at the rate of two events, first the construction of the 5 stage of the road project, variant Mocoa-San Francisco and second the torrential avenue that occurred during the night of March 31 to April 1, 2017. The analysis that will be carried out in this work will therefore have two moments, at first the type of valorization that the properties had before will be analyzed. the occurrence of the environmental disaster, taking into account the commercial exchanges that have been representative of a market price at the same time as the influence on the increase or decrease of the properties due to the construction of the road project; in a second moment, the valuation of the properties will be analyzed after the environmental disaster has occurred and this affection will be determined by the valuation of the properties and if due to it the existence of an effective market of goods was annulled, for this purpose it is proposed to analyze the variation of the commercial value of the properties in mention from the development of a methodology of exploratory nature, due to the little information that is had about, the antecedents in flood torrential avenues.
