dc.descriptionEl constante cambio del valor del metro cuadrado dado por la dinámica del mercado inmobiliario y el crecimiento acelerado de la población, hace que el desconocimiento del valor comercial de un bien en tiempo real, sea una de las mayores problemáticas generadas al momento de ejercer procesos jurídicos o fiscales sobre bienes inmuebles. Esta monografía describe el desarrollo de un visor geográfico que estima el valor del metro cuadrado y permite realizar el cálculo de un avalúo aproximado para predios que se encuentran bajo el régimen de propiedad horizontal en la localidad de Chapinero. Dicha herramienta, facilita la compresión de la dinámica inmobiliaria y optimiza la toma de decisiones, derivadas de transacciones tales como vender, comprar o arrendar bienes a un valor real y congruente.
dc.descriptionThe constant change of the value of the square meter given by the dynamics of the real estate market and the accelerated growth of the population, makes that the ignorance of the commercial value of a good in real time, is one of the biggest problems generated when exercising legal processes or tax on real estate. This monograph describes the development of a geographical viewer that estimates the value of the square meter and allows the calculation of an approximate value for properties that are under the horizontal property regime in the town of Chapinero, thus facilitating the compression of the real estate dynamics and optimizing decision making, derived from transactions such as selling, buying or leasing goods at a real and congruent value.
