dc.descriptionLa presente pasantía consistió en apoyar técnicamente la elaboración del estudio de valoración masiva para las áreas de intervención determinadas en los municipios de Andes, Betania, Hispania y Jardín, ubicados en el Departamento de Antioquia, aplicando las metodologías masivas previstas por la normativa vigente; en el marco de la ejecución del proyecto Territorios +, el cual fue desarrollado por la compañía Valor +, entidad que designo a la firma Urbana Engineering & Survey a cargo del componente económico de este proyecto encaminado a la implementación del catastro multipropósito en el departamento de Antioquia. Para ello, se desarrollaron actividades divididas en cuatro fases: La primera, consistió en la recopilación de información normativa preliminar, la segunda, determinación de las zonas homogéneas físicas, en la tercera fase se determinaron las zonas homogéneas geoeconómicas y valores unitarios por tipo de construcción, y la cuarta fase, que permitió la consolidación, evaluación y revisión de resultados finales. Como resultados se obtuvieron en las fases uno y dos: Diagnóstico de la información normativa vigente de cada Municipio (4 Municipios), registro fotográfico de las unidades de intervención (Trabajo de campo suelo urbano y rural), Análisis de variables implementadas en el modelo LADM-COL (De conformidad con la metodología IGAC), Planos cartográficos de Zonas Homogéneas Físicas (Según metodología IGAC), en cuanto a las fases tres y cuatro: Registro fotográfico de los puntos de investigación seleccionados en las unidades de intervención (Trabajo de campo suelo urbano y rural), Estudios de mercado depurados y georreferenciados, Planos cartográficos de Zonas Homogéneas Geoeconómicas (Según metodología IGAC) y Memoria técnica del proyecto realizado en cada unidad de intervención. De esta manera, se ejecutó un proyecto que implementa el catastro multipropósito en el país, en donde el modelo LADM-COL toma relevancia en pro de la interoperabilidad de las entidades encargadas de las actividades catastrales en Colombia.
dc.descriptionThis internship consisted in providing technical support for the preparation of the massive valuation study for the areas of intervention determined in the municipalities of Andes, Betania, Hispania and Jardín, located in the Department of Antioquia, applying the massive methodologies provided by the current regulations; within the framework of the execution of the Territorios + project, which was developed by the company Valor +, entity that appointed the firm Urbana Engineering & Survey in charge of the economic component of this project aimed at the implementation of the multipurpose cadastre in the Department of Antioquia. To this end, activities were carried out in four phases: The first, consisted of the collection of preliminary normative information, the second, determination of the physical homogeneous zones, in the third phase the geoeconomic homogeneous zones and unit values by type of construction were determined, and the fourth phase, which allowed the consolidation, evaluation and review of final results. As results were obtained in phases one and two: Diagnosis of the normative information in force in each municipality (4 municipalities), photographic record of the intervention units (urban and rural land field work), analysis of variables implemented in the LADM-COL model (according to IGAC methodology), cartographic plans of Physical Homogeneous Zones (according to IGAC methodology), as for phases three and four: Photographic record of the research points selected in the intervention units (urban and rural soil fieldwork), refined and georeferenced market studies, cartographic plans of Geo-economic Homogeneous Zones (according to IGAC methodology) and technical report of the project carried out in each intervention unit. In this way, a project was executed that implements the multipurpose cadastre in the country, where the LADM-COL model takes relevance in favor of the interoperability of the entities in charge of the cadastral activities in Colombia.
